The Pain Of Rust
If your pipe full of rust, there's a good chance your boiler, buffer, expansion vessel and everything else is in a similar condition. This picture (see right) is of a Geberit Mappress pipe. You can even see the rubber 'o' ring seal where the metal has been busy, eating it away.
This pipe develops pinholes and the leaking water was concealed by the lagging, which held it against the pipe. Some forms of pipe lagging can also become reactive when wet. It's well worth checking joints between pipe insulation and buildings to make sure they are weather tight. Have a water meter, so that you know exactly how much fresh water is entering your system.
This is especially important where your system is fitted with an automatic pressurisation unit. We have seen systems with inky black water caused by over 96,000 Litres of fresh water going through a 3,000L system over the course of a year. So, as the leak was relatively slow, the pressurisation unit did not alarm and kept putting fresh water in.
The Inefficiency of Dirty Water
Dirty water doesn't just cause wear and tear on your system components, it can drastically reduce your RHI meter readings. Therefore, you can get up to a 25% increase in readings with clean system water over dirty water.
